Who Needs an EPC?

Required by Law in These Situations

An EPC is a legal requirement whenever a property is sold, let, or newly built in England and Wales. It must be available to prospective buyers or tenants at the point of marketing.

Selling Your Home

Required before you can market your property. Estate agents cannot list your home without a valid EPC in place.

Letting a Property

Landlords must have a valid EPC and the property must achieve a minimum E rating. F and G rated properties cannot be legally let without an exemption.

Buying a Home

Buyers can request a copy of the EPC before making an offer. A poor rating may affect your mortgage options or future resale value.

Remortgaging

Some lenders now require an up-to-date EPC. A higher rating may unlock preferential "green mortgage" rates.

New Builds & Conversions

    Usually within the agreed time window. He'll introduce himself and explain what he'll be doing.

    Gather your documents

    Having these to hand speeds up the assessment and can improve your rating: planning permission or building regs for any extensions, solar panel or battery installation certificates, boiler installation paperwork, window installation certificates (FENSA or CERTASS), and any documentation showing the original build year of the property.

    Full property inspection

    Every room is measured and assessed. Phil checks insulation, heating systems, windows, lighting and more.

    Loft and outbuildings

    Access to the loft is required where possible. Any outbuildings that form part of the heated envelope are also assessed.

    Certificate lodged

    Your EPC is lodged on the Government register — usually within 24 hours of the survey. Find your report at gov.uk/find-energy-certificate using your postcode.

Practical Energy Efficiency Advice

An EPC is a legal document — but it is also a practical starting point for reducing your energy bills. Every survey Phil carries out includes honest, property-specific advice on the improvements most likely to make a real difference, ranked by cost-effectiveness.

What the EPC actually tells you

Your certificate shows your current energy rating (A–G), an estimated annual energy cost, and a potential rating if recommended improvements are made. It also lists specific measures — loft insulation, cavity wall fill, boiler replacement, heating controls — with an estimated cost and saving for each. Phil explains what these mean for your specific property, not just the generic text on the certificate.

The most cost-effective improvements

Not every improvement on an EPC is worth doing immediately. Loft insulation top-up and cavity wall insulation typically offer the fastest payback — often under 5 years. Boiler replacement and heating controls follow. Heat pumps and solar panels can be worthwhile but depend heavily on your property type, usage, and available grants. Phil will tell you which measures make sense for your situation.

Period and solid-wall properties

Older properties — Victorian terraces, Edwardian semis, pre-1920 stone cottages — present different challenges. Solid walls cannot be cavity-filled; internal or external wall insulation is more disruptive and expensive. Phil is experienced with Shropshire's older housing stock and will give you a realistic picture of what is achievable, including any grant funding that may be available.

Green mortgages and resale value

Properties rated EPC C or above can access green mortgage products with preferential interest rates. On a £250,000 mortgage, a 0.25% rate reduction saves around £3,500 over a 5-year fixed term. A better EPC rating can also broaden your buyer pool and support a stronger asking price — particularly as energy costs remain a key concern for purchasers.
